Land Use Regulations

Permits

Permit Requirements
A Building Permit is not required for routine repairs or maintenance. It is required, however, for any improvement that involves new construction, a structural alteration or an addition. Permits are required for, but not limited to:

  • fences
  • swimming pools
  • utility sheds
  • driveways
  • patios, porches and decks
  • signs
  • building demolition
  • garages
  • street excavation

Zoning regulations also place various restrictions on the use of property and the location of all improvements and additions on the property. If you are considering any new construction, a structural alteration, or an addition, please call or visit the Township Office before you make any commitments to a contractor or home improvement company.

Subdivision/Land Development
The Township's Subdivision/Land Development Ordinance regulates the dividing of land, adjustment of property lines, and development of lots for single family, multi-family, and other uses. Plans must first be reviewed and approved by the Township.

The Planning Commission Regular Meeting is held the first Thursday of the month at 7:30 PM at the Daugherty Township Municipal Building.

Subdivision & Land Development:

  • Preliminary Plats
    • Applications must be submitted 15 days prior to the Regular Meeting
    • Applications must be accompanied with the appropriate fee.
    • Applications must include eight (8) copies of the preliminary plat.
  • Final Plats
    • Applications must be submitted 15 days prior to the Regular Meeting
    • Applications must be accompanied with the appropriate fee.
    • Applications must include eight (8) copies of the final plat.

Zoning Hearing Board

Meetings are held by appeal at the Daugherty Township Municipal Building.

Beaver County Planning Commission

  • Applications must be submitted 15 days prior to the Regular Meeting.
  • Applications must be accompanied with the appropriate fee.
  • Applications must include two copies of the plan.
  • Mylars will not be signed until applicable fee is paid.
    • Planning Commission must sign mylar in order for plan to be recorded.
